Michael,
Attached are two PDFs, the first for Angelo and
the second for the roofer. You'll see from the roofer's specs
that his flashing work needs to be done before the mason applies
the stone veneer.
Shingles were ordered today, with an ETA of next
Tue or Wed. If we're lucky, the windows will arrive this Friday.
Roof is leaking badly. Can we get tarps on ASAP?

Michael, to confirm our tel. conversation a few
minutes ago, please have your roofer purchase whatever
additional roofing supplies he needs to complete the job at 42
Maple Ave, EXCLUDING roofing shingles, which I have ordered and
paid for myself. Lior and I will equitably allocate those
expenses between us according to our original contract and
subsequent change orders. This would include the extensive use
of copper to cover the existing stone chimney and cap above the
roofline, which is an extra I will pay for.
Please let me know as soon as possible the cost
of all materials supplied by the roofer. As always, some degree
of itemization will be necessary for Lior and I to distribute
costs between us.
GUTTERS: Could you let me know ASAP if the
roofer will be installing the gutters? If so, please note that
the gutters and downspouts on the bathroom dormer are being
ELIMINATED. This shall save a few dollars and improve the curb
appeal of the house.

I met Michael Mackay over the weekend and we
discussed the following:
1. Leave the main roof's eave dimension in tact
(7 Ό" vertical dimension I think). Rip down the raking
eave to coordinate with it so the intersection of the two is
consistent with a typical craftsman bungalow roof detail
(without a flat bottom). The scale of the outriggers will work
with the reduced dimension of the raking eave.
2. Discussed treatment of the
"ceiling" of the raking eave. It needs to be treated
as a finished surface-possibly bead board or possibly paint the
bottom of the plywood.
3. Flashing detail at outriggers- Michel
photographed the detail at my house.
4. Extend the porch roof as per the mockup
5. Reduce the scale of the eyebrow window.
6. Chimney flashing: The existing stone and
concrete cap above the roofline shall be entirely concealed by
copper flashing. The horizontal surface of the existing concrete
cap makes a logical shelf, onto which the flashing can return
and the new stone can rest. As the flashing returns around the
side of the chimney it will step up higher than the concrete
shelf so that it is higher than the roof line on the back side
of the chimney. Around the sides and back some type of fireproof
shelf, most likely masonry, will need to be fabricated onto
which the stepped flashing will sit. The front face of the
copper shall have a subtle horizontal X through it for strength
and decoration.
7. The entire second floor chimney mass shall be
concealed with the fake stone or real stone if the fake stone is
not permitted for this use.
8. Michael has to review all suggestions with
his architect and builder and should not proceed with any of
them unless the details are approved by them.
a. Application of fake stone directly to the
existing chimney is of particular concern. The manufacturer must
be contacted to determine that the product is not flammable and
can be applied directly to the chimney's masonry. The product
appears to be masonry but these are sometimes made with
flammable resins.
b. Waterproofing is also of concern. The GC and
architect must guarantee and stand behind the details 100%. If
they are not comfortable with them, the details must be revised
to address their concerns. When a homeowner directs a GC to
follow a specific construction assembly the owner is at risk if
the condition ever leaks. The GC will say that they did what
they were told to do. Its tricky territory. Michael needs to
suggest, not provide direction. The GC and architect must be
allowed to proceed as they see fit in their professional
capacity.

Thank you, again, Ron for all the time you spent
last Saturday reviewing 42 Maple. I think a lot was
accomplished, and the Framer so far seems agreeable about
incorporating your and Nigel's suggestions re: the porch and
fascia.
I researched the fire resistance of the stone
veneer and found the following from the manufacturer:
"Cultured Stone(R) manufactured stone
veneers and hearthstones are made from noncombustible materials.
They are listed by Underwriters Laboratories, Inc. (UL Listing
#209T and #359Z), for use as floor protectors and wall shields
with stoves and on fireplace hearths."
I've also printed out the manufacturer's details
re: application guidelines. We'll see if they're followed.
Also appreciate the heads up on getting formal
approval/signoff from the GC and architect re: flashing details.
The "Blame Game" is being played out with great
enthusiasm on this project so forewarned is forearmed!
Shingles arrive today. Roofer should be starting
soon.

We don't actually have a huge chandelier to
install in the future, but we wanted to keep our options open.
At this point, could you simply install the
second and third items? I know it's probably not worth your
while to make a trip for a $65 job, but let me know if this can
be done before the sheet rock goes in (Friday, most likely).
Also, I'd prefer to just give you a check when the work gets
done instead of adding it on to the existing list of
"extras."
